A buyer’s guide to Lake Como
Which shore, which village, and why the boathouse matters more than the bedroom count.
Words by
Chiara Bellini

Lake Como is three lakes in one, and each arm has its own character. The western shore gets the afternoon sun; the eastern shore gets the views of it.
Villages worth knowing
Bellagio and Tremezzo are the obvious names. Varenna and the hamlets around Menaggio are quieter, closer to the mountains and, for now, better value.
Whatever you choose, check the water access first. A private dock or boathouse can add more to a lakefront villa’s value than an extra bedroom ever will.
