The Mallorca market, autumn report
Prices at the top of the island held firm through the summer. The real story is how few good homes changed hands at all.

Every autumn we look back at the island’s prime market, and every year the headline numbers say less than they seem to. Average asking prices in the southwest rose again, but the homes that matter to our clients barely came to market.
Of the forty-one properties above €5 million that sold in Mallorca this year, we estimate fewer than half were ever advertised. Owners are holding, and when they do sell, they sell quietly.
What buyers are asking for
Privacy first, then views, then walkability. A finca an hour from Palma is a harder sell than it was in 2021; a townhouse in Palma’s old quarter with a roof terrace is the opposite.
For sellers, the advice is the same as ever. Price it honestly, prepare it properly, and be patient enough to wait for the right buyer rather than the first one.
